On Wednesday, the federation held a press conference and expressed its gratitude to the government of Nepal for amending the existing legal system related to real estate business by issuing the Ordinance to Amend Some Nepal Acts Related to Land, 2081.
The third general assembly of the federation was held on 28 Mangsir, 2081 and a new central working committee was formed. The second meeting of the new working committee was held on Magh 4, 2081 in Hetauda, Makawanpur.
The discussion emphasized the need to build at least one new model city in the provinces, to widen the land limits for the promotion of the real estate business, and to develop this business as an industry since the real estate business drives other industries.
Similarly, if a policy is formulated for this sector with a positive mindset by government agencies, real estate entrepreneurs will invest in this sector honestly, and real estate entrepreneurs will contribute to the country’s economy through systematic urban and settlement development in Nepal, in collaboration with all government agencies including the local level, provincial and federal governments. .
The federation has said, ‘The main objective of the real estate business is to develop orderly cities and settlements by purchasing and developing residential land. Before the ordinance, there was a ban on selling even land purchased for that purpose, but now it is possible to sell houses and plots for that purpose. However, to implement the provisions of the ordinance, it is necessary to amend the land and land revenue regulations, as well as the land administration guidelines and procedures.

In order to ensure transparency, good governance and time savings through the effective use of electronic systems in land transactions, good governance should be promoted in land revenue and survey offices by eliminating procedural hassles and implementing fast, efficient, clear and effective procedures. Nepal Rastra Bank needs to flexibly review the current system of disclosing the land value and loan to value ratio as well as the source of income for housing purchase.

In the context of the Anti-Money Laundering Act and Regulations defining companies with the purpose of doing real estate business as indicative institutions, it is necessary to make a legal provision requiring any real estate company doing real estate business to obtain the recommendation of the Federation and give it legal recognition as a representative organization of stakeholders.
